BIPV Solar 3 to 4-Story Accessible Solar Townhouse

Redefining Urban Density with Universal Access and Net-Zero Energy.

Our current Universal Design targeting currently 3-story townhouses and makes these improvement recommendations!

Overview

The current housing crisis in California forces a choice between high-density apartments and inaccessible multi-story townhomes. Our Executive 4-Story Model bridges this gap. By integrating vertical mobility and solar harvesting into a private, high-end residential footprint, we’ve created a “Forever Home” that adapts to the owner’s needs as they age.

Floor-by-Floor Specifications

  • Ground Level: The Infrastructure Hub

    • 4-Car Private Garage: High-clearance storage for multiple vehicles and EV charging.

    • MRL Elevator Lobby: Providing immediate, stair-free access to all four levels.

    • Power & Filtration: Houses the portable lithium battery bank (48VDC) and greywater holding tanks.

  • 2nd Floor: The Social & Hygiene Suite

    • Open Living/Dining: High-ceiling social space with natural day lighting via reflective tubes.

    • Dual-Zone Hygiene: Includes a guest half-bath and a Professional Powder Room with Hollywood-style vanity lighting, allowing for grooming without disturbing the private master suites above.

    • 4 Master Suites: Two spacious suites per floor, each with walk-in closets.

    • Acoustic Privacy: Vertical separation ensures the sleeping quarters remain quiet and isolated from ground-level noise.

  • Rooftop: The Utility Crown

    • Solar Canopy: A 19° south-facing glass canopy that powers the MRL elevator and the home’s climate systems.

    • Eco-Laundry & Terrace: An enclosed laundry room and open-air drying terrace that utilizes the California climate to humidify the air and complete the water cycle.

    • Outdoor Kitchen: Social seating area on the left side for sustainable entertaining.

Key Technical Innovations

  • Vertical Mobility: Features a Machine-Room-Less (MRL) Traction Elevator, making the home 100% accessible for seniors and handicapped users from the garage to the roof.

  • Passive Solar Design: Utilizes Passive Stack Ventilation (thermal chimneys) and Reflective Daylighting Tubes to eliminate the need for mechanical cooling and artificial lighting during the day.

  • Water Harvesting: Integrated Fog Net Collectors and Greywater Distillation systems to reduce national water cycle dependency.

Why Cities & Advocacy Groups Support This Model

  1. Universal Design: Meets the housing goals of AARP and Leading Age California by eliminating “vertical barriers” for the 70+ demographic.

  2. Increased Density: Meets new 4-6 story zoning requirements in Los Angeles and El Monte while maintaining the privacy of a townhouse.

  3. Net-Zero Ready: The solar-driven elevator and atmospheric water collection make this home a model for future climate-neutral urban planning.
